AVA Arts District
Location: Los Angeles, CAFirm: OFFICEUNTITLED
Situated on the eastern edge of Downtown Los Angeles, the project draws inspiration from the neighborhood’s ongoing transformation from industrial warehouses to a thriving creative enclave filled with lofts, galleries, studios, and murals. It provides 475 live/work units and extensive retail and arts production spaces.
The project follows the “Buildings on a Building” concept. This helps break the building into a scale more appropriate for the neighborhood.
The building aims to continue the Arts District’s legacy. Retail and restaurant spaces line the streetscape, while a new public plaza with additional restaurant spaces is carved into the building. A large heritage tree restores a connection to nature, and steps in the building design allow sunlight to reach Industrial Street. At the rear, a new public park occupies a former rail spur alley, now lined with artists’ studios and workshops to maintain the district’s creative spirit.
Contrasting its industrial exterior, the project includes extensive and colorful amenity spaces designed to foster community and inspire creativity. A four-story atrium allows natural light to penetrate deep into the building. Local timber perches and private work lounges clad in weathered steel or dichroic glass offer various spaces for work and socializing.
